Galway Cos. Lands 9 New Tenants, Launches Multimillion-Dollar Overhaul at Colorado's Promenade Shops Centerra

Galway Cos. has signed nine new leases totaling 37,643 square feet and is advancing a multimillion-dollar, property-wide renovation at The Promenade Shops Centerra, a 494,500-square-foot open-air center in Loveland, Colorado. The improvements include new facades, a redesigned ice rink opening next month, landscaping, lighting, Wi-Fi, security upgrades and roofing across 10 buildings, with the streetscape renovation slated for completion in spring 2027. Galway acquired the property in August 2025 for $55 million and is repositioning it as new tenants including MINISO, Christopher & Banks and Windsor open this fall.

Galway Cos. has signed nine new leases totaling 37,643 square feet over the past year and is advancing a multimillion-dollar, property-wide renovation at The Promenade Shops Centerra, a 494,500-square-foot open-air retail center in Loveland, Colorado, about 46 miles north of Denver. The company, which acquired the property in August 2025 for $55 million, said the improvements include new storefront facades, a redesigned ice rink scheduled to open next month, new landscaping along Main Street, updated property lighting, additional seating and refreshed outdoor gathering spaces, a new monument sign and entrance signage, property-wide Wi-Fi and security enhancements, and new roofing across 10 buildings.

The broader streetscape renovation is scheduled for completion in spring 2027, with additional property improvements, tenant openings and community programming continuing into 2027 as Galway advances the center's long-term repositioning. MINISO, Christopher & Banks and Windsor are set to open this fall, while JD Sports, Hot Topic, BoxLunch, Cabinet HQ, Hot Pot Grill and Los Dos Potrillos are anticipated to debut next spring. The leasing momentum and capital investment signal Galway's confidence in the Northern Colorado retail market, where open-air, experience-driven centers have outperformed traditional enclosed malls in recent years.

The renovation's scale and timeline carry implications for local construction employment, surrounding property values and competing retail destinations along the Front Range. If the repositioning succeeds, it could serve as a template for other suburban centers seeking to blend national tenants with dining, entertainment and community amenities. Industry observers will watch whether the new tenant mix translates into sustained foot traffic and sales, and whether Galway meets its spring 2027 completion target amid broader uncertainty in commercial real estate financing and construction costs.
