Denver Housing Market Crashes: Sales Plunge to 2008 Recession Levels as Sellers Slash Prices

Home sales in the Denver metro area fell to 2,849 in September, down 11% from August and 21% from a year earlier, according to the Denver Metro Association of Realtors. The sharp decline, reminiscent of 2008 recession levels, has prompted sellers to cut prices as the market cools.

Home sales in the Denver metro area plummeted to 2,849 in September, marking a 21% decline from a year earlier and an 11% drop from August, according to data released by the Denver Metro Association of Realtors. The sharp slowdown has pushed sales to levels not seen since the 2008 recession, signaling a significant cooling of the once-booming housing market.

The decline comes amid rising mortgage rates and economic uncertainty, which have dampened buyer demand. Sellers, facing longer listing times and fewer offers, have begun cutting prices to attract buyers. The Denver Metro Association of Realtors noted that the market is shifting in favor of buyers, a stark contrast to the frenzied pandemic-era market. 'We're seeing a reset,' said a spokesperson for the association. 'Sellers need to adjust their expectations.'

The slump in Denver mirrors a broader national trend of slowing home sales as the Federal Reserve's interest rate hikes continue to impact the housing sector. If the trend persists, it could lead to further price reductions and a potential drag on the local economy. Market watchers will be closely monitoring upcoming data for signs of stabilization or further decline.
